Property Management Kyoto is a small, dedicated property management business based in Otsu, Shiga — on the southern shore of Lake Biwa, just minutes from Kyoto City.
We specialise in one thing: helping overseas homeowners, foreign property buyers, and absentee owners take care of their Japanese properties while they are away. Whether you own a traditional akiya in the Kyoto countryside, an apartment in Osaka, or a vacant family home inherited from a relative, we provide the reliable local presence that makes remote ownership genuinely workable.
How We Started
After living in the Kansai region for several years, we kept seeing the same situation repeat itself — friends, acquaintances, and overseas contacts who had bought or inherited property in Japan, only to find themselves overwhelmed by the practical realities of managing it from abroad. Language barriers, unfamiliar bureaucracy, seasonal maintenance they couldn’t handle remotely, and no one locally they could really trust.
We started Property Management Kyoto to fill that gap. Not as a large agency with dozens of staff and a call centre, but as a small, personal service where every client knows who is looking after their property — and can reach them directly.

We provide comprehensive property care for vacant homes, akiya, and foreign-owned properties across the Kansai region — including Kyoto, Shiga, Osaka, Nara, and Kobe.
