Initial Setup & Registration Fees

Before regular management can begin, we complete a thorough onboarding phase to establish a full baseline for your property. The scope depends on whether you’re based in Japan or managing your property from overseas. 

Japan Resident: ¥15,000 (One-time fee)

  • What this covers:
    • An initial comprehensive physical inspection to map out utilities, evaluate structural risks, and photograph the baseline condition of the property.
    • Setting up your administrative record and reporting system.
    • Establishing your dedicated communication channel and key handover.
    • English/Japanese reporting tools and international communication setup.


Overseas / Non-Resident: ¥65,000 (One-time fee)

  • Everything in the Japan Resident setup, plus:
    • Setting up administrative systems to handle local mail forwarding or digital scanning.
    • English/Japanese reporting tools and international communication setup.
    • Acting as your local proxy to coordinate initial structural or legal paperwork with local municipal offices.
    • Additional coordination time for cross-border logistics.

Ongoing Monthly Management Fees

Monthly costs are determined by the frequency of inspections, whether the interior of the home is accessed, and the level of reporting you require.

  • Emergency Post-Disaster Sweeps: ¥6,000 per visit

    • Urgent inspections conducted immediately following major typhoons, heavy storms, or earthquakes, complete with photo documentation for your insurance claims. 

  • Garden Care & Weed Removal: ¥15,000 – ¥50,000+ per session

    • Basic weed clearing keeps your neighbors happy and prevents pests. Comprehensive tree trimming or professional pruning typically averages roughly ¥20,000 per day, per worker.

  • Junk Removal & Decluttering (Sodai Gomi): ¥8,000 – ¥15,000 per light truck load

    • Clearing out abandoned furniture or household items left behind by previous generations. Scaled up to ¥30,000 – ¥40,000 for a larger 2-ton truck load.

  • Winter Snow Removal (Kansai Mountainous Areas): ¥10,000 per 90 minute session

    • Clearing snow from rooftops and walkways to prevent structural collapse and liability hazards during peak winter months.
